These Terms of Service (“Terms”) govern your use of the websites, programs and services of XSITE Capital Academy LLC, including Vanguard (“XSITE,” “we,” “us”). By using our sites or purchasing our programs you agree to these Terms.
Educational Purposes Only
Our content, webinars, courses and communications are for education and information only. They are not investment, legal, tax or financial advice, and nothing on our sites is an offer to sell or a solicitation to buy any security. Real estate investing involves risk, including loss of principal. Past performance is not indicative of future results, and results shown are from participants and are not guaranteed. Consult qualified professionals before making decisions.
Programs and Prices
- Legacy Multifamily Course: a self-paced online course. $497, one payment.
- Vanguard Multifamily Accelerator: a 10-week live educational mentorship program. $4,997 paid in full, or a payment plan of $597 today followed by three payments of $1,597 (total $5,388). The payment plan ends automatically after the final payment and does not renew.
- Vanguard Core Mentorship: 12 months of mentorship. $45,000. Payment plans are available.
- Vanguard Elite Mentorship: 18 months of mentorship. $65,000. Payment plans are available.
- Core and Elite require a 30-minute discovery call before enrollment. Their fees, scope and payment schedule are set out in the written agreement or invoice issued to you at enrollment.
- All prices are in US dollars. Programs are education and mentorship only. No program includes any investment, ownership interest or security.
Accounts and Payments
- You agree to provide accurate information and are responsible for activity under your enrollment.
- Payments are processed securely by Stripe or, where stated on your invoice or checkout page, by Square. We do not store your card details.
- No program is a subscription and nothing renews automatically. Payment-plan installments are charged on the dates shown at checkout. If an installment fails we will email you; access may be paused until it is paid. To cancel, email [email protected]; cancellation is governed by the Refund Policy.
Refund Policy: 30-Day Action-Based Guarantee
The Vanguard Multifamily Accelerator mentorship program includes a 30-Day Action-Based Guarantee. To qualify for a refund, you must:
- complete your onboarding and vision call;
- attend at least one live coaching call; and
- submit your refund request by Day 30 after enrollment.
Refund requests submitted after Day 30, or without the completed requirements, will not be honored.
How to request a refund. Email [email protected] before the end of Day 30. We acknowledge requests within one business day. Approved refunds are returned to the original payment method, and any remaining payment-plan installments are cancelled. Choosing the payment plan does not change the guarantee window or its requirements.

Other programs. Refunds for any other program, including Vanguard enrollments, are governed by the written agreement or invoice issued for that program.
Communications
By providing your email address or phone number you agree we may contact you about your registration, events and our programs. You can opt out of emails with the unsubscribe link and of texts by replying STOP. Message frequency varies; message and data rates may apply. See our Privacy Policy.
Intellectual Property
All content, materials, recordings and branding are owned by XSITE or its licensors. You receive a limited, personal, non-transferable license to use purchased materials and may not copy, resell, share or distribute them.
Acceptable Use
You agree not to misuse our sites, interfere with their operation, attempt unauthorized access, or use them unlawfully.
Disclaimer
Our programs are educational. XSITE and its instructors are not registered investment advisers, broker-dealers, attorneys or accountants, and nothing in our programs or on our sites constitutes investment, legal, tax or financial advice.
We make no representation that any student will purchase a property, raise capital, earn income or achieve any financial result. Real estate investing involves risk, including the possible loss of principal. Examples used in our programs are for instruction only and describe past transactions that may not be repeated. Tax rules discussed in our programs are subject to change and should be confirmed with a qualified tax professional.
Limitation of Liability
Our sites and programs are provided “as is” without warranties of any kind. To the fullest extent permitted by law, XSITE and its owners, employees and partners are not liable for indirect, incidental or consequential damages, or for investment losses, and our total liability is limited to the amount you paid us for the program at issue.
Governing Law
These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-law rules, and disputes will be brought in the courts located in Maryland.
Changes
We may update these Terms and will post the new date above. Continued use means you accept the changes.
